Home loans

What lenders look at when you apply for a home loan

Before a lender approves a home loan, it checks that you can afford the repayments. The law requires lenders to make reasonable inquiries about your situation. Knowing what they look at makes the process easier.

Your income

How much you earn and how steady it is. Employees, self-employed people and people with variable income are assessed differently, and lenders ask for different documents.

Your spending

Your living expenses. Lenders look at what you actually spend, and they check it against your bank statements.

Your debts and card limits

All your existing debts. For credit cards, lenders usually assess the limit, not the balance, so an unused card limit still counts.

Your credit history

Your credit file shows your repayment history and recent applications. Each application for credit can appear on your file, which is one reason to talk to a broker before you apply.

Your deposit and the property

How much you have, how long you have been saving it, and the property you plan to buy.

What to have ready

Recent payslips, statements for every account, and a list of your debts and card limits. Closing a card you do not use can change what a lender assesses.
