Buying your first home in NSW: the questions to ask first

Buying a first home is exciting, and it is easy to start with the properties. It helps to start with the numbers.

1. What can I borrow?

A borrowing estimate is a starting point. It is not an approval. A lender looks at your income, your expenses, your debts and your deposit before it decides.

2. What does buying cost on top of the price?

The price is not the whole cost. Stamp duty (also called transfer duty), legal fees, building and pest inspections and lender fees all add up. Know the full figure before you make an offer.

3. Which schemes apply to me?

NSW and Australian Government first home buyer schemes can include grants, duty concessions and support with a smaller deposit. The eligibility rules, price caps and thresholds change, so check the current details with Revenue NSW and Housing Australia, or ask us.

4. What repayment is comfortable?

Work out a repayment you can live with, and ask what happens to it if rates rise. A buffer in your budget is worth having.

5. Who is on my side?

A mortgage broker compares loans across a panel of lenders and explains the process. We are required by law to act in your best interests.
